Imagine you had $75k in equity in a home you owned.
You
probably bought your place 4-5 years ago!
That's the sort of deposit or equity you would need to get into a
house and land investment at $500k.
The loan on this would be approximately $446,000
The repayment on this, interest only, would be $1710
(approximately) per month.
The rent on this would be $1733 (approximately) per month.
Let's say you have to put aside another $200 per month out of
pocket for the cost of holding the property.
Now fast forward 5 years, and that property with compounding
capital increase is now worth $638,000! Not bad for a $200 a month
contribution!
This may differ per person, but overall the concept is the same.
